BSE|Controls recently collaborated with the Wates Facilities Group to assist in integrating a newly installed HVAC system within a southern coast government building. Room monitoring was also added for all the new meeting rooms.

  • New Distech controls were installed for main plant control and integration.
  • All MVHR’s were integrated into the Building Energy Management System.
  • Combined CO2/Humidity/Lux/Temperature/Occupancy sensors have been added to all meeting rooms and toilets for optimal environment control.
  • All newly installed air conditioning was integrated with the Distech controls.
  • A new front-end supervisor was installed for ease of control.

The MVHRs now operate based on the room’s occupancy and time program control combined, as opposed to the previous HVAC system running on a time schedule alone. New software was also written to ensure that any air conditioning units left on with no occupancy are automatically switched off to reduce unnecessary running costs.

The front-end supervisor now allows the facilities team on-site to adjust and monitor the conditions of each room in real-time, see which meeting rooms are in, and will alert them of any fault conditions within the HVAC system.

All these factors now give the facilities team more control over the building’s occupants’ comfort while maximising energy saving.
